Who we build smart-building systems for

Real-estate developers & owners

You want a building that’s efficient, certifiable (LEED/WELL/BOMA BEST), and attractive to tenants. We design the IoT layer — energy, comfort, access, parking — and the data platform that proves performance and supports certification, integrating with the BMS you already specified.

Property & facility managers

You operate a portfolio and want fewer truck rolls, lower energy bills, and data you can act on. We instrument equipment, detect faults before tenants complain, and give you a single view across buildings.

Building-automation OEMs & integrators

You build controllers or deliver automation projects and need a specific layer engineered — a BACnet/Modbus gateway, a connected controller, a cloud back-end. We deliver that module, documented and field-ready.

Standards, protocols & certifications we work with

Standard / protocol Scope
BACnet Building automation & control networks (ASHRAE 135)
KNX Home & building control standard (ISO/IEC 14543)
Modbus Field-device communication (TCP/RTU)
LonWorks Legacy building-automation networking
MQTT / REST Cloud connectivity & integration
LEED v4.1 Green-building certification — energy & performance data
WELL v2 Health & wellbeing — air quality, comfort data
BOMA BEST Canadian building environmental performance program
ASHRAE / RealPAC HVAC and real-estate operating benchmarks

Transparency note: certifications such as LEED, WELL, and BOMA BEST are awarded by their respective bodies to your building, based on a submission you or your consultant prepare. Amotus does not award certifications; we engineer the sensing and data systems that produce the measured evidence those submissions rely on (energy, air quality, comfort, occupancy).

Our services for smart buildings

BACnet / KNX / Modbus gateways & integration

Gateways and controllers that connect HVAC, lighting, metering, and security equipment across protocols and bridge them to the cloud — without ripping out the existing BMS.

Deliverables: gateway hardware/firmware, protocol mapping, BMS integration, cloud connection, commissioning guide.

HVAC monitoring & optimization

Sensing and analytics for HVAC performance, fault detection and diagnostics (FDD), and optimization opportunities — comfort and energy improvements grounded in measured data.

Deliverables: sensor plan, data pipeline, FDD logic, optimization dashboard.

Energy management & ESG reporting

Sub-metering, consumption analytics, and exportable data for LEED/WELL/BOMA BEST and ESG reporting, with benchmarking across a portfolio.

Deliverables: metering integration, energy analytics, reporting exports, portfolio dashboards.

Access, parking & security integration

Connected access control, smart parking for the building, and integration with security systems into one operator view (parking expertise shared with our Spatium platform).

Deliverables: device integration, access/parking logic, unified dashboard, APIs.

Tenant-experience & building IoT platform

A platform that aggregates comfort, energy, access, and parking, with tenant-facing apps and operator dashboards, on data residency in your region.

Deliverables: platform architecture, data model, tenant app, operator dashboard, open APIs.

Building-device cybersecurity

Secure boot, encrypted communication, network segmentation between OT (building systems) and IT, and a defensible patch strategy for long-lived building equipment.

Deliverables: segmentation plan, threat model, secure-boot design, SBOM, patch plan.

Our smart-building methodology

  1. Objectives & certification fit — energy savings, comfort, certification (LEED/WELL/BOMA BEST), tenant experience
  2. Systems & protocol audit — what BMS, protocols, and equipment exist; integration vs. replacement
  3. Pilot floor/building — instrument, connect, and prove the KPI on a limited scope
  4. Validation — measured energy/comfort improvement against baseline
  5. Portfolio rollout — repeatable deployment, single operator view
  6. Operate & report — FDD, ESG reporting, long-term support

Project example — connected building monitoring & parking

Project: connecting building systems and parking into a single monitored platform — sensing, BACnet/Modbus integration, and a cloud operator view — the hardware-to-cloud pattern behind Amotus building and parking work (with parking depth from our Spatium platform).

What we engineered:

  • Multi-protocol gateway (BACnet / Modbus) bridging building equipment to the cloud
  • Energy and comfort sensing with fault detection
  • Connected parking with occupancy analytics
  • Operator dashboard and exportable performance data

Tech stack: STM32 / NXP i.MX · Embedded Linux · BACnet / Modbus / KNX · MQTT · Fundamentum IoT platform · TLS 1.3

Most of our building clients operate under confidentiality agreements, so project details on this site are kept at the technical level. We can discuss relevant, reference-checkable experience under NDA during a qualification call.

Frequently asked questions — smart buildings

How do you handle data security?

Security is a first-class design requirement, not an afterthought. We work to SOC 2 Type II–audited practices (Groupe Vectanor), with zero-trust architecture, mTLS between devices and cloud, encryption in transit and at rest, and data residency in the region you require on our multi-region Fundamentum platform (Canada, US, Europe, and more). Your data stays yours, with clear ownership and open export.

BACnet or KNX — what’s the difference?

BACnet (ASHRAE 135) dominates North American commercial HVAC and building automation, with strong interoperability across major BMS vendors. KNX is a global standard more common in European and high-end residential/commercial installations, strong for lighting, blinds, and room control. Many buildings have both, plus Modbus devices. We integrate across all of them rather than forcing one.

Do you replace our building management system (BMS)?

Usually not. Most value comes from adding a connected data and analytics layer on top of your existing BMS (Distech, Honeywell, Siemens, Schneider, etc.) via BACnet/Modbus. We integrate and complement rather than rip-and-replace, unless the existing system genuinely can’t meet your goals.

How does this help with LEED, WELL, or BOMA BEST?

Those certifications reward measured performance — energy use, air quality, thermal comfort, occupancy. We provide the sensing and reporting that generate that evidence in an exportable, auditable form, so your certification consultant has real data instead of estimates. We engineer the data; the certification body awards the rating.

What’s the ROI on HVAC monitoring and optimization?

HVAC is typically the largest energy load in a commercial building, and fault detection plus optimization can reduce energy use and avoid comfort complaints and truck rolls. Real savings depend on the building, its systems, and current operation, so we model ROI against your data during a pilot rather than quoting a generic percentage.

How do you keep building systems secure?

Building OT networks are increasingly targeted. We segment OT (building systems) from IT, use secure boot and signed firmware on connected devices, encrypt communication, and provide a patch strategy suited to equipment with very long service lives. Security is designed in, not added later.

Who owns the data and is it hosted in Canada?

You own your building data. We can host on Canadian cloud regions and our Canadian Fundamentum platform, with open APIs and exportable data so there’s no lock-in.

What’s the typical duration and cost?

A pilot on one floor or building is often 3 to 6 months. A connected controller or gateway development typically runs 4 to 9 months. Portfolio rollout is scoped after the pilot proves the KPI. These are industry-typical ranges; your quote depends on scope and existing systems.
